  • Average Days on Market - 49 (45 days in October)
  • Number of Active Listings - 1,000 (1,199 listings in October)
  • Number of New Listings - 389 (513 listings in October)
  • Number of Sales - 416 (499 sales in October)
  • Months of Inventory - 2 Months (2 months for October)
  • Average List Price - $535,040 ($538,873 in October)
  • Average Sale Price - $470,028 ($478,652 in October)

*Report includes Menifee, Murrieta and Temecula. Residential, single family homes and only standard sales.
Explanation on stats below:
  1. Average days on market has increased and more than likely due to lower inventory and the holiday season.
  2. Active and new listings have dropped! Great time to get your house on the market with less competition. 
  3. Number of sales has decreased.  We have seen a shortage of homes listed.  It has been difficult finding the right home for some people.
  4. Months of inventory is very low.  It would take 2 months for all the homes in the Temecula Valley to sell if no new homes came on the market.  This is a sellers market in this area.
  5. The average sale price has decreased which is a surprise since there is low inventory.
